Have you noticed the cost of security/concierge for last year was 185k. This year has been increased to 344k. That's almost doubled the budget. Changing carpets cost 105k. Added security increased by 159k. That's like the cost of changing the carpets every year and still have left over surplus.
Changing carpets is a one time cost. Renovating the foyer and making the area around it nicer is a one time cost. Increased concierge services is a permanent annual cost.

Total posts: 2 | Carpets cleaning?10 Jul 2010 09:14 PM It costs $50 to rent a steam cleaner from Home Depot, for 1 day to do 8 floors. Divide this by about 8-10 apartments per floor.
And, it works out to about $0.50 cents per apartment resident to wet-clean the floors once a month.
We steam cleaned our entire floor just because we were fed up with it. It took about 1-2 hours. If we all chip in, it can get done. You don't need to change the carpets.
If anyone wants to do this, please let me know and I'll contact Sarah and get authorization and hopefully this will cut the carpet budget.

The paper said we have 30 days within the time frame we received the report to gather 15% of the residents to call a meeting. And we have to write up what the meeting is for. The paper was dated June 23. It's July 23 in 2 weeks.

From their previous letter in May they mentioned we were running a surplus and the surplus would help go towards changing the carpets and stuff. However because of HST, it was unavoidable. I was expecting around 10% increase or so. But not almost 25% increase.
And just because the carpets are changed, I don't see why the walls need repainting. Darker walls makes the hallway darker as well and it will cost us to repaint them.
I just re-read the papers carefully again and the carpets and walls are not the issue with the budget.

1/3 budget increase due to increased security. If you notice, the budget for concierge/security has almost doubled. Management writes we need added security because of requests from residents. Do we need that much we need to double the budget?
1/3 increase for improving lobby, landscaping and increased reserve fund.
Improving the lobby is important. However I question the increased security at double the spending. Are there other options?

I understand major repairs need to be done (plus the introduction of HST) but some of this in my opinion is the BUILDERS FAULT! For how many condo's Condord have build both in Toronto and Vancouver shouldn't they know better than to use beige carpets?! Shouldn't they front some of the cost....
